Robertson House occupies a Victorian Bay Villa constructed between 1903 and 1905, just minutes from Rotorua's city centre. This four-bedroom guesthouse, classified as a Category 2 historic place by Heritage New Zealand, blends architectural heritage with warm family hospitality.
Why choose Robertson House
Few accommodations in Rotorua offer this level of heritage consistency. The house was built on a 17-acre property for Edwin Robertson, a pioneer of the city and key figure in regional transport—he ran an enterprise that handled the majority of mail and passenger services to Rotorua. Preserved for around 30 years by the Johnson family, it was converted into a boarding house in the 1930s for students of Rotorua District High School, located directly across the road. The villa later returned to residential use before undergoing restoration. This work was overseen by the Historic Places Trust, respecting the building's colonial character throughout.
The result preserves the hallmarks of a Victorian Bay Villa: Saint Andrew's Cross (Union Jack) balustrades, fretwork veranda railings, bay windows, console brackets beneath eaves, a pinnacle on the gable, and two brick chimneys with cornicing. Inside, the original kauri and rimu wood panelling has been preserved.
Atmosphere and common areas
The ambience feels more like a lived-in home than a hotel. The fireplace lounge, veranda, and English garden create peaceful spaces to unwind after a day's exploration. High ceilings and light timber soften the rooms; the setting suits both heritage-focused stays and quiet stopovers between geothermal excursions.
The bedrooms
Four rooms, all with private bathrooms, blackout curtains, central heating, and connected television:
- Silver: double bed, views over the neighbouring park. Compact layout, ideal for short stays and solo travellers.
- Gold: super king bed, period fireplace, excellent natural light.
- Blue: super king bed convertible to two singles, period fireplace, extra bed available upon request.
- Green: the house's former main sitting room, super king bed (single bed in addition if needed), period fireplace, generous space.
A pop-up travel cot is available on request in the Blue, Green, and Gold rooms. Some rooms open onto a private veranda or bay window overlooking the garden.
Breakfast and services
Continental breakfast is served each morning in the shared dining room, featuring fresh, local produce. Tea and coffee are available throughout the day. For other meals, your host can recommend nearby restaurants and cafés within minutes' walk of the city centre.
